  2. Buy Established – Move straight in with a selection of established homes ready for you to enjoy. These homes offer character, comfort, and a seamless transition into village life.
     

Whichever path you choose, Archer Park Village offers a welcoming community, open spaces, and the chance to live the lifestyle that fits you now — affordably.

Visit & explore

Schedule a visit to the village and tour the farm, meet our
friendly consultant, and share your home requirements over
a coffee or tea to help us understand exactly what you’re looking for in your
new home.

Secure your spot

Choose either one of our display homes, or work with us to customise your own home design and preferred location
within the village.

Add your own touch

At this meeting, you will select the design internal colours
and finishes for your new home. Our team will guide you every step of the way. Once finalised, your plans will be updated and sent to the drafting team and the cost of your new home will be itemised for you.

Finalise your agreement

We’ll send you an official agreement. The agreement will set out the payments that will be required along the way to
settlement day.

The Agreement (which you can review and sign at home) will
explain the cooling of periods and all the regulations required by Law.

Preparing to move

Once your new home is ordered, we’ll provide a fixed date for its completion so you can arrange to sell your current home or move out from your current rental.

Pre-move-in walkthrough

With your new home built and ready, your project team
member will walk you through the home, demonstrating how
everything works. Afterward, your community manager will
help you complete the final paperwork and explain the
settlement process to ensure you’re fully prepared for move-
in day.

Visit & explore

Book a viewing of your preferred home with one of our
friendly consultants. They’ll also give you a tour of the
community and take the time to understand your needs.

Secure your home

Once you’ve found your dream home, make an offer. We’ll
present it to the vendor and work closely with both parties to ensure a smooth negotiation process.

Offer accepted

If your offer is accepted, a non-refundable $2,000 deposit is
required to secure the home.

Finalise your agreement

After paying the initial deposit, you’ll have 21 days to review
and sign the contract. At this point, you’ll pay an additional

$3,000 deposit, bringing the total deposit to $5,000. This
amount will be deducted from the final purchase price at
settlement.

​Move-in Day

On settlement day, we’ll guide you through the final legal
steps to complete the purchase and pay the remaining balance. Then it’s time to move in!
Our team will be there to help make your transition as smooth as possible.

​Settling In

​We’ll arrange an induction to familiarise you with the farm
and introduce you to all our farms animals.
Whether you’re looking to connect with others or simply
enjoy your new home, we’re here to help you settle in.

Facilities

We get it. Some "over 55 lifestyle villages" have bowling greens and clubhouses, but why double up when Kialla has everything you need right on your doorstep? Even an airport! Instead of recreating what’s already there, we want you to be part of the local community, meeting new people, trying new things.

And bonus: this keeps our service charges super low. Win-win, right?

  • Shy & Small Park - a quiet space for gentle play, ideal for smaller or reserved dogs.

  • All-Rounder Park - suits social dogs who enjoy a mix of play and exploration.

  • Run Park provides a large open space for high-energy pups to sprint and chase.
