Yes, you own your home and lease the land through a site agreement. We provide a secure long-term lease for the land where your home is located, helping you free up money that would have been spent on purchasing land. Plus, as a homeowner, you’re covered under the Residential Tenancies
Act 1997.

Your occupancy of the land is secured by a site/ lease agreement. The agreement outlines your duration of stay and is governed by the Residential Tenancies Act 1997.
Your new home will be built by us, yes, the Archer Park Village team. We’re committed to supporting local businesses and workers as part of our mission to deliver affordable homes.
Your new home comes with a three-month maintenance period, two-year non-structural warranty and 10-year structural warranty. All homes are constructed from high-quality materials and finishes selected to stand the test of time and the challenging Australian conditions.
You are responsible for the maintenance of your own site’s gardens and lawns BUT You can opt to have us maintain them for you if preferred.
Internal modifications can usually be done without prior
approval. However, any external changes or work involving plumbing or electrical systems will require written approval from Village Management.
To ensure the village remains a wonderful place to live, we ask that you maintain the exterior of your home in keeping with community standards.
You can customise your homes interior to your heart
content, but please note that any exterior or façade
customisation must be kept within the overall look and feel of the Village. Please let management know your plans.

While communal areas are maintained by Archer Park
Village staff, your block and home are your responsibility.
The Village Rules are designed to ensure a harmonious
community. A copy of these rules is provided to every
resident as part of their site agreement. The rules are created in consultation with residents and are subject to change, ensuring they remain fair, clear, and applicable to everyone living in or visiting the community.
Family and friends are welcome to visit and stay. For security and safety, you must inform management of all visitors and ensure you are responsible for them during their stay.
Yes, you can BUT it is your responsibility to ensure all tenants must comply with the Village rules and the Residential Tenancy Act 1997.
Yes, Archer Park is pet-friendly! Simply arrange a meeting with our Manager to get approval for your dog or cat, ensuring they’ll fit into the community. Keep in mind that living on a farm with both farm and native animals differs from living in a town environment. For this reason, all pets must be always kept on a lead while in the village and farm (outside of your secure yard, of course). Please refer to our pet policy for further details.

Yes, site fees are generally increased annually as Government and connection fees rise. The method of any increase is outlined in your site agreement.
No, there are no body corporate fees.
You’ll also need to insure your home, but there are no
additional fees from us.
You can choose to include your home (not contents) in the Village insurance policy that covers Flood and Fire for a small charge of $20 per week.
Residents receiving government support may be eligible for rent assistance. Since individual circumstances vary, it’s best to consult Services Australia for more information.
If you decide to sell, we’ll review your home for any
compliance issues and issue a Consent to Sell. You can then sell through an external agent, by yourself, or we can handle the sale on your behalf. If you would like us to help, there is a Selling Commission Fee of 2.5% of the selling price payable to Archer Park Village. If use an external agent, you would negotiate the selling commission with them directly.
When you pass away, your home becomes part of your
estate. Beneficiaries can either choose to sell the property or live in it.
